Policies & Procedures
Welcome to YOUR home... at the coast!
We hope you have a memorable time!
Most of our homes are in highly restricted areas, therefore all policies must be strictly adhered to. We do not make exceptions to our policies.
Reservations:

Reservations may be made either online by visiting www.ocean-odyssey.com or by calling us at 800-800-1915
-
All reservations must be made by an adult age 25 or over with a valid credit card
-
Reservations made under a false pretense will be subject to eviction and forfeiture of all payments.

All reservations are subject to a $25 reservation fee
-
All reservations are subject to local lodging taxes which vary from 7% to 8%.
-
Minimum stays on all reservations are two (2) nights, 3 nights on holidays, and 4 nights for Thanksgiving.

Prices are subject to change without notice
Payment:
-
A pre-payment of $300, per week reserved, is required for all reservations.

We currently accept Visa, Master Card, and Discover for pre-payments.

All balances are due 30 days prior to arrival, please mail a check for this payment.

There will be a $25 fee for all returned checks.
Cancellations/Refunds:
-
Reservations canceled less than 30 days prior to the scheduled arrival date, will forfeit the pre-payment of $300. Once full payment has been received, your reservation is non-refundable. We highly recommend travel insurance to protect your investment. Reservations canceled more than 30 days from the scheduled arrival date are subject to a $50 cancellation fee.

Refunds will not be given for early departures.

We reserve the right to make a substitute accommodation for you if circumstances demand. In these, very rare, circumstances you will be given the opportunity to cancel with no penalty should the new accommodations not be acceptable. Once notified, and you have agreed to the substitute accommodations, the normal cancellation policy will apply.

Refunds or rate adjustments will not be given for unforeseen circumstances such as inclement weather or mechanical failure.
Check In:

Homes will be available at 3 pm for check in.

Cleaning & maintenance crews are working very hard to make sure the home is ready for occupancy. Please do not arrive before 3 pm.

Upon arrival, please make a thorough inspection of the home and report any damages to our office within 24 hours.
Occupancy:
-
Most of our homes are in highly restricted areas. As a result Ocean Odyssey must enforce the following guidelines:
-
Violation of any federal laws, state laws, county laws, local laws, company policies, or house rules are grounds for immediate eviction without refund.
-
The total number of persons allowed in the property is, at all times, restricted to the stated limit of occupancy. Eviction, without refund and a $25.00 penalty, per person, per night, over the stated limit, will apply.

The number of vehicles allowed to be parked at the property, at any time, is restricted to the stated maximum for each property. Eviction, without refund, is the penalty.

Most of our homes do not have adequate off-street parking, therefore, vehicle limits are predetermined and are not negotiable.

Absolutely no Motor Homes, Boats, Campers, Trailers, or Tents are allowed at any of our homes.
-
Absolutely no student/house parties will be tolerated.
-
Please be respectful of your neighbors.
-
Quiet time is between 9PM and 9AM. If we receive complaints you will be contacted and asked to be quiet. If we receive more than one complaint during your stay you will be evicted without refund.

Only local and toll-free calls can be made from our homes. Please bring your own calling card for long distance calls.

Ocean Odyssey does not provide firewood, paper products, or personal soaps unless stated on our website and company brochure.
Pets:
-
Ocean Odyssey only allows dogs as pets.
-
Please be respectful of the next guest, clean up after your dog. If we must clean up after your pet for you, we will charge a convenience fee of $50.00 to provide this service.

Cats are never to be allowed into any of our vacation rentals.
-
If we find evidence of an animal in a non pet-friendly home you will be billed a minimum of $500.00 to sanitize and restore the property to it's original condition.

We have several homeowners who have allergies to animals therefore our policy is non-negotiable in reference to non pet-friendly homes.

We may charge more depending on the extent of the damage and repairs needing to be done, ie; holes dug in yards, chewed furniture, scratch marks on floor from dog-nails, etc.
-
There are NO exceptions to this, please do not ask.
Check Out:

Check Out time is promptly at 11 am – late checkouts are not permitted.
-
Cleaning & maintenance crews are working very hard to make sure the home is ready for the next guest. Please be respectful of this time as cleaning crews are required to follow strict schedules.
-
If you are still in the home when cleaning crews arrive you will be billed for the time that they have to wait for your departure at a rate of $50 per hour with a one hour minimum.

Lost keys will be billed at $125.00.
-
Please leave the home neat and orderly.
-
Upon departure please be sure that all of the following have been completed:
-
Please wash all dirty dishes.
-
Remove all food from the refrigerator.
-
Wash & dry all towels.
-
Leave furniture as you found it.
-
Put all garbage in bags and place in the provided trash cans.
-
Set all thermostats to 55 degrees.
-
Close and Lock all windows and doors.
-
Leave all keys in the lock box.
-
Remember to clean up after your pets.
Cleaning:
-
Cleaning fees vary by property and are for sanitation, linens, and general cleaning only.
-
Please leave the home neat and orderly to avoid additional charges. If the cleaning crew finds that the home has been left excessively dirty you will be billed for the additional cleaning time at a rate of $50 per hour with a 1 hour minimum.
Damages:
You are responsible for any, and all, damages that occur to the property, or it's contents, whether by you or any other member of your group, while you are the registered occupant of the property. In lieu of a security deposit we will keep your credit card on file as a security deposit. If we discover that there has been damage to the property or it's contents while you are the occupant we will capture an amount from your credit card to cover the estimated cost of repairs. The amount we capture will be an estimate and will probably be more than the actual cost of repairs. We will provide a statement of the damages and the cost of the repairs after they have been completed. If there is a refund due, it will be returned to the credit card after all repairs have been made.
Damage Waiver:
The damage waiver is an option for all reservations. The damage waiver is there to cover incidental breakage in the homes. By purchasing the damage waiver you may still be liable to pay for damages to a home. The damage waiver does not cover negligence, fire damage, willful destruction, pet damages, carpet damages or staining, hot tubs, or hot tub cover damage. The damage waiver is non refundable. The damage waiver will cover approved charges not to exceed 5 times the amount paid for the waiver.
Lost and Found:

Ocean Odyssey is not responsible for items left in/on the property.

Unclaimed items found in the property will be held for 30 days only.

If you request that we return an item left in a property we will ship it to you COD. There is a $10 fee in addition to shipping costs for all items shipped back to you.

We cannot guarantee a timely return of items left behind.
Smoking:
There is absolutely no smoking in most of our homes. Please see house description or ask if you desire a smoke friendly home.
If the cleaning company detects any evidence of smoking in the homes not specifically listed as a smoking home you will be billed an additional $200 to deodorize the home.
Emergencies:
There is an agent on-call 24 hours a day for emergencies. Non-emergencies will be noted and handled the following business day. In the case of an emergency there are emergency contact numbers posted in the home.
Remember – if you are having a fire, medical or police emergency please call 911 first.
PLEASE – DO NOT COOK CRAB IN THE HOME! You will be billed any, and all, costs associated with repairing the damage this causes including, but not limited to, painting of home, carpet cleaning or replacement, furniture cleaning or replacement. Facilities are available to cook crab at the Dock of the Bay in Old Town Waldport.
Representatives of Ocean Odyssey or owners may enter the premises at any reasonable time to make repairs or inspections. Management will not be held responsible for acts of theft or vandalism or other damages to guests personal items left in the home. Neither management, nor the owner, is responsible for personal items left on the premises by guests upon departure.
Homes may not be sublet.
The renter, named in this agreement, will be responsible for themselves and all guests, whether said guests are registered on the rental agreement or not.
The renter acknowledges that Ocean Odyssey LLC., employees, and property owners cannot be held responsible, regardless of fault, for any accident, loss, damage or injury suffered by the renter, members of their party, or any other guests the renter or their party has given property access to, regardless if said loss is a result directly or indirectly from acts of God, danger incident to the sea (or any body of water), fire, breakdown of machinery or equipment, acts of government or other authorities, delays or cancellations of, or changes in, itineraries or schedules, or from acts of omission of any airline.
Furthermore, the renter will release and hold harmless any and all parties involved with the rental, management and reservations of the property and to release and hold harmless it’s owners or representatives for any loss or damage to personal property or for any injury and/or death.
My signature below signifies that I have read and understand all of the policies and procedures set forth above. Furthermore I agree that any and all members of my party are also bound by and agree to abide by the policies and procedures set forth above.
